❌ Section 21 Is Being Scrapped — Are You Ready?

The government is abolishing Section 21 — the legal route landlords use to evict tenants without giving a reason. From late 2025, you’ll need a legal basis to regain possession, and every mistake could cost you in time, money, and stress.

This is one of the biggest legal changes in UK tenancy law in decades.

Section 21 allowed landlords to serve two months’ notice without giving a reason, once a fixed term ended. It’s been the go-to option for:

  • Ending tenancies cleanly

  • Selling the property

  • Removing tenants without needing to ‘prove fault’

That’s all about to change.

⚖️ What’s Changing in 2025?

  • Section 21 will be abolished entirely

  • All tenancies will become periodic by default (no more fixed terms)

  • You’ll need to use Section 8 notices, with specific legal grounds for possession

Landlords will have to prove their reason in every case — missed rent, antisocial behaviour, or wanting the property back.
