Tenant find:
- Advertising the property for rent.
- Tenant referencing (credit check, rental history, employment status/income).
- Regulated deposit registration with certified confirmation.
- AST tenancy preparation and statement of account.
Inventory:
Check in:
- Formal handover with tenant(s).
- Sufficient keys handed to tenant(s).
6 Month Property Inspection:
- Inspecting property for snagging.
- Assess potential repairs to avoid escalating repair costs and ensure property is lived in as per AST agreement.
Management:
- Collect rent on a monthly basis.
- Transfer to Landlord with statement of account.
- Guarantor management
- Insurance claim handling.
- Block management charges paid (if requested) from rent.
- Annual and monthly statements provided.
- Attend repairs and callouts as required to LL’s liability.
- Provide out of hours emergency service if required.
- Deposit release and dispute handling.
- Water, gas and electricity meter readings taken and invoicing on a monthly basis.
